The first stage will be after demolition at subfloor level
When your rebuild gets to the subfloor stage you will submit the relevant documentation to your portal for your first stage payment. Up until this point, while demolition, removal and replacing of foundations and necessary preparatory work (groundworks and protection of remaining adjoining semi detached property if necessary) is taking place there are no funds provided to the homeowner to pay the contractor or to pay the building professional you must hire to get this work started.
The council will approve this and payment will be sent to your bank account. You will send this payment to your contractor.
This process happens in stages. The first stage will be after demolition at subfloor level. Then a few months after that and so on at various stages of the build until it is complete.
Any contractor based in N. Ireland must be VAT registered in the south of Ireland before any payments can be approved by the council.
